Applicant seeks two findings and a special permit relative to proposed structure replacement of a single-family home on a nonconforming lot. Property is located at32 Beach Road and is situated in the Rural 2 Zone within the Surface Water District.
Board of Health Letter dated 12/14/05 read. Approved the subsurface disposal system will be a conventional system (standard Title V Technology), with 5 foot separation from estimated seasonal high groundwater table. The following conditions required: 1) A notice of restrictions (attached) imposed on the use of the septic system must be recorded at the Registry of Deeds. 2) The home on this property may never be expanded to include more than three (3) bedrooms. 3) Water conservation devices required, including low-flow toilets, faucets and showerheads. 4) Any new owner must be provided with a copy of the variance and conditions.
The applicant moved the garage back 3 ft. and is now no closer to Beach Rd. than the existing house.
The front setback for the house is 38 ft. and the garage is 35 ft.
The driveway should be pervious (crushed stone) or paves.

The Applicant provided new plans showing the removal of doors in the den/study on the first floor and on the second floor office in master bedroom. The laundry room is now on the second floor and what was once the laundry on the first floor is now a mud room.
The Board reviewed new documents and revised plans dated 1/10/06.
The existing living space is 1908 sq. ft and the proposed living space is 952 sq. ft., a 50% increase.

Stating that at the original proposal was modified and the limit of work
toward the wetland was decreased. And that the residence be limited to two

Applicants described plans to remove the existing structures and replace it
