The hearing was called to order at 8:13 p.m.

#1543              Craig, Joanne                                                 32 Beach Rd.

Applicant seeks two findings and a special permit relative to proposed structure replacement of a single-family home on a nonconforming lot.  Property is located at32 Beach Road and is situated in the Rural 2 Zone within the Surface Water District.

 

Board of Health Letter dated 12/14/05 read.  Approved the subsurface disposal system will be a conventional system (standard Title V Technology), with 5 foot separation from estimated seasonal high groundwater table.  The following conditions required:  1) A notice of restrictions (attached) imposed on the use of the septic system must be recorded at the Registry of Deeds.  2) The home on this property may never be expanded to include more than three (3) bedrooms.  3)  Water conservation devices required, including low-flow toilets, faucets and showerheads.  4) Any new owner must be provided with a copy of the variance and conditions.

 

The applicant moved the garage back 3 ft. and is now no closer to Beach Rd. than the existing house.

 

The front setback for the house is 38 ft. and the garage is 35 ft.

 

The driveway should be pervious (crushed stone) or paves.

 

New plot plan dated 1/13/06 provided.

Applicant seeks two findings and a special permit relative to proposed habitable space expansion of a single-family home on a nonconforming lot.  Property is located 69 Arboro Drive and is situated in the Rural 2 Zone within the Surface Water District.

Board of Health letter dated 1/13/06 read.  Stated that the proposed addition will change the house to 3 bedrooms.  New septic will be installed.  Board of Health permit #8228 has been issued.

 

The Applicant provided new plans showing the removal of doors in the den/study on the first floor and on the second floor office in master bedroom.  The laundry room is now on the second floor and what was once the laundry on the first floor is now a mud room.

 

The Board reviewed new documents and revised plans dated 1/10/06.

 

The existing living space is 1908 sq. ft and the proposed living  space is 952 sq. ft., a 50% increase.

Applicant seek two findings and a special permit relative to proposed replacement single family home on a nonconforming lot.  Property is located at 21 Beach Road and is situated in the Rural 2 Zone within the Surface Water Protection District.

Board of Health letter dated 1/25/06 read.  The property will be restricted to a 2 bedroom dwelling.  Permit #8352 has been issued.

 

Conservation Commission letter dated 1/23/06 read  Stating that at the original proposal was modified and the limit of work toward the wetland was decreased. And that the residence be limited to two bedrooms.

 

The Applicants described plans to remove the existing structures and replace it with a two story house with 2 bedrooms and attached garage.

 

The Board requested new plot plan and certified architect plans.

 

The Applicants needs to provide the following 1) certified plot plan current and proposed, 2) certified stamp on the plans, 3) clarify Joe Kent’s concerns with the garage, 4) The other Sharon Boards need to review the plans with the garage.

 

Hearing continued until 2/8/06.
